Step outside and enjoy our beautifully designed outdoor spaces. Relax under the pergola in our cozy seating area while taking in views of the playground, where fun slides and plenty of room to play make it a favorite spot for families and friends alike.
Inside the apartment home, high-speed internet setup access will be available.
Packages will be delivered to your door via carrier.
Yes, each apartment home has their own washer and dryer in unit. One of the only communities in Charles City, so make sure to make this your new home for all the conveniences we offer!
We are a non-smoking community.
Yes, there is a 2 pet maximum limit. There is not a policy against size or breed of your pet. This makes it easier to find your next home here at The Collective on 13th!
Pet Fees
- There is a one-time non-refundable pet privilege fee of $425.00.
- There is a monthly pet rent fee of $65.00 per pet.
- We cannot wait to welcome you and your pets into the community!
The Collective on 13th offers free parking in our surfaced parking lot. With roughly 100 parking spaces, this will create ease of mind when it comes to coming home after a long day. No garages or covered parking spaces are available at the community.
Our community was built in 2026.
No, we do not have already furnished apartment homes. However, just 30 minutes away in Mason City, Iowa, you will find great stores to help furnish your apartment home.
Inside each home are stainless steel appliances featuring refrigerator, stove, microwave, and dishwasher. Inside your laundry room you have a convenient washer and dryer, no more community laundry here at The Collective!
Our 2-bedroom apartment homes have a generously sized tub with a shower head and a shower head sprayer. Our 3-bedroom homes have the same amazing tub, but in the primary suite, you will also enjoy a stand-up shower.
Yes, all homes have central heating and cooling.
While there are a few different income restrictions, the max yearly gross income is based on people in the household. Listed below are the max limits:

- 1 Person: $54,960.00
- 2 Persons: $62,800.00
- 3 Persons: $70,640.00
- 4 Persons: $78,480.00
- 5 Persons: $84,800.00
- 6 Persons: $91,040.00
If you are over the income restrictions, we are not able to offer an apartment home for rent.
If the household is comprised of all Full-Time students, the household will not qualify for an apartment home. However, there are a few exceptions to this rule under LIHTC guidelines.

Fitness center is open 24 hours a day featuring weight lifting, weight bench, elliptical and treadmill for all your fitness needs.
